Under the Tenant Fees Act 2019, landlords and letting agents are no longer permitted to charge tenants most fees. Below is a clear breakdown of what can and cannot be charged.
Rent
Monthly rent as agreed in your tenancy agreement, payable in advance.
Security Deposit
Maximum of 5 weeks' rent for annual rents under £50,000, or 6 weeks' rent for annual rents of £50,000 or more.
Holding Deposit
Maximum of 1 week's rent to reserve a property while references are processed.
Late Rent Payment
Interest at 3% above Bank of England base rate on rent outstanding more than 14 days.
Lost Keys
Reasonable costs for replacing lost keys or other security devices.
Tenancy Changes
Maximum of £50 for changes requested by tenant (or reasonable costs if higher).
